Landlord
I have many who call on me... some just call when they need me... and for others I manage their property! I collect the rent and the tenants know to call me with issues. I schedule the turn over periods and do a maintenance walk thru prior to the departure date. With most we keep digital photos of before and after occupancy.
Local Business
Many companies here in town rely on my services. Usually it's the quick fix turn around that's needed. From changing a ballast in an office, fixing a leaky faucet in a restaurant, to a realtors closing inspectors punch list... I can always find the time to get the job worked in. I even sharpen the knives used to cut the meat in some of our local restaurants! How fun! (they often invite you to stay for lunch!!)
National Account
This is an interesting category. There are companies out there that provide maintenance service for other companies. Say the xyz retail store needs a repair... they call the Just In Time company and they find me. Repeat this over a few times and I get calls to most of the stores in all the malls from here to Osage Beach! Some need before and after photos made... I do the digital work and post them on my web site for their private viewing.
Then there are the 3rd party services. They provide service to movers. For a move I am often asked to go and crate up a glass table top or a plasma tv ... prepping it for a safe shipment. These calls send me all over central Missouri.
Lastly there are several companies that have me install their products for them. home security, microwaves, dishwashers, water heaters..... lot's of items purchased locally as well as on line.
